ADU Completion & Project Recovery

Project management and general contracting under a firm two-month deadline.

THE CHALLENGE

A partially completed project with no room for delay.

EDR General Contracting was brought into an approximately 2,400 sq. ft. ADU after the previous contractor left the project roughly 50% complete. Open municipal permits remained, and plumbing, HVAC, septic-related services, electrical completion and numerous interior finishes still required coordination.

The client had a firm deadline driven by business and private needs, including relocation of the company. EDR had approximately two months to organize the remaining work, complete direct construction and finishing tasks, coordinate specialists and bring the project through inspection.

EDR'S ROLE

Hands-on completion plus project coordination.

Direct EDR Work

EDR completed all painting, remaining trim work, portions of cabinetry design and installation, deck tile finishing, furniture and patio setup, appliance installation support, inspection access openings and subsequent refinishing, plus numerous final deficiencies throughout the property.

Trade Coordination

EDR coordinated plumbers, electricians and other specialty contractors, including remaining electrical and plumbing completion, shower-glass installation and other outstanding specialist work.

Inspection & Completion

EDR coordinated municipal inspection requirements, opened and restored access points as needed, tracked outstanding deficiencies and organized the project through a successful inspection.

EDR brought the project through completion within the client's required schedule while maintaining control of the remaining scope and coordinating multiple trades. The successful result led to additional work for the same client after the ADU was completed.
